Commercial floor cleaning, strip and seal in South West London

Floors that gleam and stay safe underfoot, protected for the long run.

A hard floor is the first thing underfoot when someone walks in, and a dull, scuffed one drags down an otherwise smart reception. Kept properly, with the right seal and finish, it looks sharp, stays safe underfoot and lasts far longer before it needs replacing. Opti Clean cleans, strips, seals and maintains hard floors of every type for offices and commercial buildings across South West London.

Why it matters

Why hard floors need proper care.

Left to a mop and hope, a hard floor dulls, scuffs and slowly wears out. Looked after properly, it does a lot of work for you.

A reception that makes the right impression

A gleaming floor reads as a well-run business the moment someone walks in.

Floors that last, not floors you replace

Sealing and maintaining a floor protects it from the wear and grime that age it, so you get years more out of what the fit-out cost.

Safer underfoot

The right finish and proper cleaning keep floors slip-safe, which matters for your staff, your visitors and your liability.

The right care for the material

Vinyl, LVT, stone, timber and tile each need different treatment; done wrong a floor is dulled or damaged, done right it looks its best and stays protected.

The why is settled. Now the how: a full reset, then a cycle.
How strip & seal works

A full reset, then kept up on a cycle.

Strip and seal is a full reset for a hard floor: the old, tired finish comes off, the floor is deep cleaned, then fresh sealant and polish go back on and are buffed to the sheen you want. Here is how a treatment runs.

1 · Strip
Old, yellowed polish and worn sealant lifted off, back to a clean, bare floor.
2 · Deep clean
The bare floor scrubbed and rinsed so nothing is sealed in underneath.
3 · Seal
Fresh sealant applied to protect the floor from wear, grime and moisture.
4 · Buff & polish
Finished to the sheen you want, chosen with slip safety in mind.
5 · Maintain
Lighter buffing and maintenance cleaning in between, so a full strip is needed less often.

What we cover

What we cover.

Every floor is treated to a plan agreed at your walkthrough, matched to the material and its condition. A typical programme covers:

Hard-floor deep cleaning and scrubbing Strip and seal (old polish removed, resealed) Buffing and polishing to the finish you want Vinyl and LVT maintenance Stone cleaning, burnishing & periodic restoration Timber and laminate floor care Tile and grout cleaning Non-slip treatments Entrance & high-traffic floor maintenance on a cycle
Matched to your floor

The right treatment for the material.

Hard floors are easy to ruin with the wrong product or too much water, and a stripped-back floor left unsealed just soils faster.

We match the treatment to your floor type and finish it properly: stripping old, yellowed polish, resealing, and buffing to the sheen you want, or a gentler maintenance cycle where a full strip is not yet due. For stone we use the right approach for the material, whether that is cleaning, burnishing or periodic restoration. Every finish is chosen with slip safety in mind, because a shiny floor that is not safe underfoot is no good to anyone.

Common questions

Floor cleaning, strip and seal, answered.

What is strip and seal?

Strip and seal is a full reset for a hard floor: the old, worn sealant and polish are stripped off, the floor is deep cleaned, then fresh sealant and finish are applied and buffed. It restores the appearance, protects the floor from wear and grime, and is done periodically, with lighter buffing in between.

How often do commercial floors need strip and seal?

Most commercial hard floors need a full strip and seal once or twice a year, depending on footfall, with regular buffing or maintenance cleaning in between to keep the finish up. High-traffic entrances need it more often. We will recommend the right cycle at your walkthrough, based on your floor type and how busy the space is.

Can you clean stone and natural floors?

Yes. Stone, terrazzo and other natural floors need a different approach to vinyl, and we match the method to the material, from cleaning and burnishing to periodic restoration. Using the wrong product on stone can damage it, so the right treatment protects the floor as well as bringing it back to its best.

Will the floor be slippery after cleaning?

No. We choose finishes and treatments with slip safety in mind, and can apply non-slip treatments where a floor needs extra grip. A floor should look good and be safe underfoot at the same time, and we will not leave you one at the expense of the other.

Do you work outside our hours?

Yes. Floor work is planned out of hours or at a weekend so wet and freshly sealed areas are dry, cured and safe before your team is back on them. We agree the schedule up front and work around your building so there is no disruption to the working day.

How much does it cost?

Floor care is priced per site, not from a rate card, because it depends on the floor type, the area, its condition and how often you want it maintained. We give you a fixed quote after a short walkthrough, with no surprise add-ons. Tell us about your floors and we will take a look.
